How this score works: 9 housing-specific indicators (active listings, new listings, price reductions, pending sales, mortgage rate, 10-yr treasury, mortgage spread, jobless claims) are each rated bull / neutral / bear and mapped to 100 / 55 / 15. The four group averages (Supply, Demand, Financing, Labor) are then averaged into a single composite.
Different from Macro Intelligence (48–55 range) — that gauge scores ~57 broad economic indicators (Fed policy, employment, inflation, credit) and measures the full economy, not just housing.
